DeKalb County held a public participation meeting on April 13 to review a text amendment that could double density on Parklake Drive in Northlake. If the text amendment passes, multi-family units will be allowed to increase from 30 units per acre to 60 units per acre.

DeKalb County held a public participation meeting on April 13 to review a text amendment that could double density on Parklake Drive in Northlake. If the text amendment passes, multi-family units will be allowed to increase from 30 units per acre to 60 units per acre. The meeting was held in person, and not available virtually.

DeKalb County Community Council members do not support the text amendment, citing lack of community notification, lack of engagement and infrastructure and land use concerns.

According to Tucker Northlake CID, DeKalb County’s intent is to redevelopment the former corporate office of Kroger into a 295-unit apartment complex on Parklake Drive, in Tier 2 of the Northlake Overlay District. A memo from DeKalb County Department of Planning and Sustainability stated an application for a mixed-use development on Parklake Drive is proposing a development with 54.6 units per acre.

Charlton Allen, president Tucker Civic Association, and Neal Stubblefield, board member of Tucker Civic Association, announced on social media:

“TCA is working with DeKalb County Commissioner Robert Patrick (District 1) and developer GrayCo Partners to inform the surrounding community of this potential rezoning. We understand rezonings and land use applications can indeed be confusing.”

Existing multi-family developments on Parklake Drive have density ranging from 40 to 55 units per acre.

Residents in the area are feeling squeezed by two proposals to convert office buildings into residential developments. At public meetings, Northlake neighbors have voiced concerns about DeKalb County’s overburdened sewer system.

DeKalb County Planning Commission will hold a hearing on May 3 at 5:30 p.m., followed by a Board of Commissioners hearing on May 26 at 5:30 p.m. The zoning case number is TA-22-1245470.
